The good news: the fixes are usually simple and much cheaper than foundation repair.
Where the water usually comes from
- Downspouts emptying right at the foundation. One downspout can drop a large amount of water in a single storm.
- Overflowing gutters that are clogged or too small.
- Ground that slopes toward the house, often from soil settling over the years or from planters and flower beds built up against the wall.
- Patios and walkways that tilt toward the house.
- Sprinklers spraying the foundation.
Downspout drainage solutions
- Clean the gutters. Clogged gutters spill over the front edge right at the foundation.
- Add a downspout drainage extension. It carries water several feet out. Splash blocks help but are often too short.
- Bury the downspout line. A solid pipe from the downspout to a curb outlet, a daylight point or a French drain line keeps water away for good and gets the extension out of the lawn.
- Avoid dumping roof water where it flows back. If the extension points downhill toward the house, it hasn’t solved anything.
Grading away from the foundation
The California Residential Code (R401.3) calls for the ground next to a house to fall at least 6 inches over the first 10 feet. Over the years soil settles and planting beds get built up, so older homes often lose that slope. Regrading the strip around the house is often a modest job.
Keep soil and mulch a few inches below siding and weep screeds, so water can’t wick into the walls.
When you need more than downspouts and grading
- Water still pools after the gutters and grading are fixed.
- The water comes up from below rather than off the roof.
- The crawl space gets wet. Crawl space water →
- You see new cracks in the foundation or walls. Foundation cracks →
Then a French drain along the foundation, or a perimeter drain tied into a sump, is the usual next step.
Common questions
Is water pooling around my foundation bad?
Yes, if it happens regularly. In clay soil it makes the ground swell unevenly under the house, which is a main cause of foundation movement and cracks.
How far should downspouts drain from the foundation?
Several feet at minimum, and farther is better on clay. Burying the line and running it to the street or a drain is the most reliable fix.
Does water against the foundation mean I need foundation repair?
Not necessarily. Most of the time fixing the water is the whole job. If you also see wide, horizontal or diagonal cracks, sticking doors or sloping floors, have the foundation looked at too.
